YOUR CAREER OPPORTUNITY
As a Project Manager with the Community Real Estate team, you will be at the forefront of MEDA’s efforts to prevent the displacement of families in the Mission District and San Francisco through housing preservation and production. The Project Manager will focus primarily on housing preservation—overseeing the acquisition, rehabilitation, construction management, and transition of buildings to operations. This role will leverage your passion for community advocacy and your commitment to housing preservation. Your expertise in project and financial management, leadership, and decision-making will ensure your success. Candidates with experience in affordable housing are strongly encouraged to apply, though all candidates will be considered regardless of their background.
DUTIES & RESPONSIBILITIES
Acquisition and predevelopment
- Lead and evaluate new development opportunities, including conducting necessary feasibility analyses related to project acquisitions.
- Research and prepare applications to secure necessary financing for developments.
- Prepare and monitor project-related budgets and schedules throughout each phase.
- Facilitate the approval process with planning and building departments and other regulatory agencies.
- Direct the preparation of loan documents and facilitate escrow closings.
- Lead bid and qualifications processes to select architects, general contractors, and subcontractors.
- Oversee project design development, including the preparation of plans and specifications.
Tenant Organizing and Community Outreach
- Collaborate with other MEDA staff, including the community real estate and housing opportunities program teams, in the assessment, design, and development of small properties and affordable housing projects.
- Cultivate tenants’ sense of ownership and financial capacity for participating in small properties with potential ownership opportunities.
- Conduct outreach and public relations activities, including attending community meetings and participating in City/County policy planning and advocacy efforts.
Rehabilitation Coordination
- Solicit and coordinate the work of project consultants, including managing bid and qualifications processes to select development-related consultants.
- Act as a liaison between MEDA, its consultants, vendors, partners, and the community.
- Process and monitor payment application requests.
- Coordinate or assist with logistics for special events such as ribbon cuttings, ground-breakings, and project openings.
- Perform other tasks as assigned by the Director of Community Real Estate or Asset Manager.
- If skills permit, perform construction management/owner’s representative duties as requested.
Board Reporting
- As needed, present reports to the Board of Directors and Board Committee(s)
YOUR KEYS TO SUCCESS
To perform successfully in this role, you will need to leverage these key qualifications:
- Minimum 2+ years of real estate development experience with direct responsibility for team management.
- Bachelor’s degree or equivalent work experience with a minimum of 5 years; Master’s degree in nonprofit management, public policy, urban planning, or related area preferred.
- Demonstrated leadership and management skills, with a focus on data management, accountability, and achieving results.
- Strong interpersonal skills for developing positive working relationships and resolving conflicts while maintaining strong supervision and accountability.
- Experience and knowledge of coaching methodology.
- Awareness of construction and design issues related to housing development.
- Proficiency in financial proformas and writing, with strong skills in Microsoft Excel.
- Spanish fluency preferred.
- Familiarity with the Mission District preferred, with professional or personal experience working with communities of color required.
- Proven ability to develop and maintain cooperative relationships with individuals from diverse backgrounds, including board members, public sector staff and officials, representatives of other nonprofit organizations, vendors, and people from low-income households.
- High degree of independence, initiative, responsibility, and accountability, as well as capability in a team environment.
- Fully vaccinated against COVID-19 and able to work on-site at our San Francisco office a minimum of three days per week.
