Your Career Opportunity
As an Associate Director, Production with the Community Real Estate team, you will be on the leading edge of MEDA’s efforts to stop the displacement of families in the Mission and San Francisco through housing development. The Associate Director, Production oversees the team that primarily focuses on housing production-- the acquisition, security of planning entitlements and financing, management of construction, and transition of buildings to operations. Your passion for keeping families rooted and advocacy for making change will be well utilized in this position. Your skills in careful project and financial management, directing and coaching of junior staff, and leading decision-making will ensure your success in this position. The Associate Director will work with staff to develop effective and efficient processes and tools to implement programs and collect relevant data while supporting staff and clients in successfully achieving outcomes. In addition, the Associate Director will be an intuitive problem solver who is meticulously detail-oriented, able to work independently, possesses superior communication skills, is technology savvy, has a strong sense of initiative, and delivers results.
Specifically, you will work on the following areas:
Program Planning. Support Director and Deputy Director in designing, implementing, and aligning strategies to uncover new possibilities, and achieve outcomes for Community Real Estate.
Supervise staff in their work to conduct feasibility studies for potential new developments.
Develop implementation for new concepts - capacity building with peer organizations (Share the Model), environmental sustainability
Real Estate development. Supervise 4-6 staff leading project teams that acquire/apply for sites and build ground-up mixed-use affordable developments (typically with tax-credit financing). Conduct due diligence tasks to safeguard the organization’s investments and corporate integrity. Work closely with asset management to transition buildings into MEDA’s portfolio.
Financing. Establish and manage the budget and fee projections both for the project financing (including multiple competitive government sources, debt and tax credit equity) and construction costs.
Community engagement. As the first point of contact in real estate acquisition, promote and solicit community feedback about developments- in-progress to the general public, as the project team continue to develop the design, financing and construction plans of the projects; establish trusting relationship with the community in coordination with other MEDA staff, including community real estate and housing opportunities program staff.
Advocacy and Constant improvement. Be part of an evolving team which reinforces standard operating procedures for increasing efficiency and maintains communications.

DUTIES AND RESPONSIBILITIES
Acquisition and pre-development:
Oversee the initiation and evaluation of new development opportunities, including necessary feasibility analyses related to acquisition of projects, and responding to RFQ/P opportunities.
Oversee the process of obtaining necessary financing for developments including researching sources and preparing applications.
Engage in creative real estate financing solutions for purchase and ownership of buildings including crowdfunding, tenant equity, co-op ownership. Work closely with Director of Community Real Estate in applying these solutions to buildings.
Oversee the preparation of project-related budgets and schedules, and monitor each project’s acquisition.
Monitor and advise on project-related budgets and schedules.
Advise the team on the process for project approvals from planning and building departments and other regulatory agencies.
Ensure the completion of loan and escrow closing.
Guide and oversee the bid and qualifications processes to select architects and general contractors and subcontractors. Advise project design development and preparation of project plans and specifications.
Review due diligence process to safeguard the organization’s investments and corporate integrity.
